FAQ's & EXAMPLES
1. I have a new employee starting, and need a new security card and building keys. How do I get them?
Call Building Services or submit a work order form. They can supply you with additional security cards and keys. However, there is a nominal charge for each of these. Security cards are the recommended mode of entry at the main entrances. Note that only one non-duplicable main building entrance key is provided to each suite owner. Other suite specific keys are ordered through our one building security vendor.
2. My HVAC system is not heating (or cooling), can I get it fixed?
Always call Building Services or submit a work order form. They are the only contact for our one HVAC services vendor. The HVAC system above the roof line is part of the common area managed by the Association. Any cost for work on the rooftop units is paid for by the Association. However, any cost for work below the roof line (i.e., air balancing office ducts, replacing thermostats) is paid for by the individual suite owners.
3. There is a leak in my ceiling. What do I do?
Call Building Services or submit a work order form. After an initial review, they will call in either the building plumber or roof vendor to repair. Additionally, the association currently has a supply of new replacement ceiling tiles that individual suite owners can use to replace damaged tiles.
4. I have a phone vendor coming to work on my phone system, but I can’t get in the phone room. Where can I get a key from?
Access to all building utility areas, including the phone room, are restricted. All visitors needing access to these areas must sign in at Suite 101 with proper ID’s and reason for access. The required room will be opened for their specific needs and then locked. No keys are handed out to these rooms.
5. I need the carpet cleaned in my suite and some lights fixed. Can Building Services handle this for me?
No. All “in-suite” repairs and maintenance are handled by the suite owners, not by the Association or Building Services.
6. I saw several loose tiles and a leaky faucet in the bathroom, how are these problems taken care of?
Call Building Services or submit a work order form. They are responsible for repairing and maintaining all common areas of the building. Since the building is all of ours, anyone noticing any kind of problem in the common areas is encouraged to identify them as soon as they discover them, so that, they can be addressed in a timely fashion.
